Kitec Plumbing in Kelowna: What Homeowners Need to Know Before It Fails

Kitec was pulled from the Canadian market in 2005. That followed years of failure reports and a $125 million class-action settlement against the maker, IPEX. The settlement closed in 2011. The pipe did not. It is still in the walls of a lot of Kelowna homes. Most were built during the fastest growth stretch the city has seen. If your house went up between 1995 and 2007, there is a real chance you have Kitec. Same goes if you bought a home from that era and nobody flagged the plumbing.

We replace Kitec in Kelowna homes on a regular basis. The way it fails is different from poly-B, which goes brittle slowly from chlorine. Kitec fails at the fittings, not the pipe. The brass connectors lose their zinc over time and turn into a soft, sponge-like material that cannot hold pressure. By the time you see a drip, that fitting has been in bad shape for months. The leak is the last thing that happens, not the first.

How to Spot Kitec Pipe

Colour is the quickest clue. Kitec uses orange flexible tubing for hot lines and blue for cold. Both have an aluminum core with PEX bonded on the inside and outside. The pipe is soft enough to bend by hand and needs no torch to work with. That is part of why builders liked it during the boom.

Look for text stamped on the tubing itself. You want to find “Kitec,” “KTC,” “CSA B137.9/10,” or “ASTM F1974.” The same product was sold under a pile of other names too. AmbioComfort, AQUA, KERR Controls, PlumbBetter, WarmRite, and XPA are all Kitec with a different label. If you cannot read the pipe, open your electrical panel. Homes plumbed with Kitec often have a yellow warning sticker inside the panel door.

Start your search near the hot water tank. Kitec went into both water supply lines and in-floor radiant heating, so some homes have it in two separate places. If you have in-floor heat and the house dates from the late 1990s or early 2000s, both systems may have used it.

Why Kelowna Homes Are Especially Exposed

Kelowna grew fast during the exact window Kitec was being installed. The Central Okanagan went from around 128,000 people in 1996 to over 162,000 by 2006, and homebuilding kept pace. Crews were pushing through housing tracts quickly. Kitec was approved and available, and it ran faster than copper. The result is a big stock of homes across Kelowna and West Kelowna. Many are now 20 to 30 years old. They were plumbed with a product that is no longer made and has a known failure record.

Do the math on your own house. A home built in 2002 has Kitec that is now 24 years old. That is not ancient. But it is well past the age when the fittings start to give out.

How Kitec Actually Fails

The pipe itself is not the problem. The aluminum-PEX body is durable and flexible, which is why some Kitec homes have no visible failures yet. The weak point is the brass fittings at every connection. Anywhere the pipe meets a valve, a manifold, a fixture line, or a coupling, there is a brass fitting doing the work.

Brass is copper mixed with zinc. When hot water runs through the system day after day, the zinc slowly dissolves out of the fitting. That process is called dezincification. The fitting does not crack the way steel rusts. It goes chalky and crumbles from the inside out. Given enough time, the walls get thin enough that ordinary water pressure cracks them open.

When that happens, water moves fast. We got a call from a Kelowna home a couple of years back where a fitting on a second-floor laundry line let go overnight. By 7 a.m. the homeowner found six inches of standing water in the laundry room and water coming through the ceiling below. From the outside, the fitting looked fine. You had to squeeze it to feel how soft the brass had gone.

Hot lines fail first and fail faster. Kitec is rated to 82 degrees Celsius, but plenty of tank water heaters in Canada sit at or above that, and recirculation systems keep hot water moving through the fittings all the time instead of only when a tap runs. Heat speeds up dezincification. We have pulled fittings off hot supply lines that crumbled in the jaws of a wrench, while the cold-side fittings in the same house still felt solid.

The Insurance and Mortgage Problem

This is where it gets expensive in a way that has nothing to do with a leak. It is also why a lot of Kelowna homeowners end up replacing Kitec under pressure instead of on their own schedule.

Insurers across British Columbia have tightened up on homes with Kitec. Depending on the company, that can mean a premium surcharge, limited water damage coverage, or a flat refusal to write a new policy at renewal. Some now want proof the Kitec is gone before they will cover the home at standard rates. Buying or selling brings its own headache. If you are buying and the inspector finds Kitec, your lender may flag it. Some will condition the loan on replacement. Others want the seller to hold funds in trust to cover the work. Neither is fun to sort out mid-deal. On the selling side, a buyer who has done their reading uses Kitec to push the price down. We have talked with homeowners caught between a buyer demanding a $20,000 price cut and a plumber quoting the actual replacement at $12,000. Handling it ahead of time takes that bargaining chip away.

What Kitec Replacement Costs in Kelowna

Replacing Kitec in a typical three-bedroom Kelowna home runs $8,000 to $18,000. That spread is wider than a poly-B repipe for one reason. Kitec often went into two separate systems: the water supply lines and the in-floor radiant heat. Doing both at once is a bigger job.

Where Kitec is in the supply lines only, most jobs land in the $8,000 to $12,000 range. The number moves with the fixture count and the layout, plus how much wall has to come open. Homes that also used Kitec in a radiant heating loop cost more. That system has its own manifold and its own fittings, and it often runs under flooring you cannot easily reach. Those jobs can hit $15,000 to $18,000 depending on the square footage heated and how the system is built.

We replace Kitec with PEX. It is the same material already in the pipe. We just leave out the aluminum core and the brass fittings that cause the trouble. PEX handles temperature swings well. It is approved for both drinking water and radiant heat, and it outlasts anything a Kitec system can still be trusted to do. We quote each home on its own, because two houses of the same size can price very differently. It comes down to whether the plumbing is open in a basement ceiling or buried behind finished drywall.

What Happens If You Wait

The risk is not spread evenly. A Kitec system with fittings that are still intact might run a few more years without trouble. But the fittings degrade on no schedule you can predict, and there is no test short of cutting one open that tells you how far gone it is. You cannot see dezincification from the outside. A fitting that passes a quick visual check can still be one busy laundry day from splitting.

When a fitting lets go inside a wall or above a ceiling, the bill stacks up fast. You pay for the emergency call, then the repipe, then the drywall repair. On top of that comes whatever the water reached first. That is often the flooring and the subfloor. In bad cases it reaches the framing. Water cleanup alone on a moderate flood runs $15,000 to $30,000 before a single pipe gets replaced. Then the insurance side kicks in. Your claim goes on record, your premium climbs, and some insurers use the claim as the trigger to demand the Kitec come out as a condition of renewal.
